Rules of interior regime
1. Buildings and facades: Owners are obliged to maintain the original structure of the building and may not carry out any work which may alter this structure.
2. Antennas: Radio and television antennas may not be erected on the terraces or facades of the Blocks.
3. Dogs and pets: All dogs must be kept on leads and be accompanied by their owners in the communal areas. Owners must clean after their dogs.
4. Rubbish: Rubbish bags must be placed, closed, and tied in the bins located for that purpose on each block. The bins must be kept closed to avoid dogs, cats and unpleasant odours.
5. Clotheslines: It is forbidden to hang clothes on terraces and gardens.
6. Motorcycles and bicycles: Motorcycles and bicycles may only circulate in transit areas, being prohibited from doing so in the gardens and pedestrian areas. Bicycles should not be left lying on the streets and walks and especially at the entrances. Parents will pass this rule on to their children.
7. Parking spaces: the parking spaces in the buildings are marked with numbers or letters to facilitate their location and are for the exclusive use of their owners or tenants. The use of these and garages in general as storage rooms to deposit belongings and materials is prohibited due to the risk of fire and shelter for creatures such as rats, mice, etc.
8. Noise: noise and sounds of any nature above the level that cause discomfort or that disturb the rest of other residents are prohibited. Starting at 11:30 p.m. Everyone, especially children, is asked to respect this rule. Radio and television sets must be regulated in their intensity so that their sound does not transcend the apartment in which they are used.
9. Portals: It is forbidden to use the portals as meeting places and for any type of recreational activities or games such as cards, etc. It is also prohibited to leave bicycles, baby seats, umbrellas, beach chairs or any other object. The portals are places of passage and not common storage rooms, for this, residents must use their own storage rooms or homes. The portals of the buildings will remain closed, for so, all users are asked to make sure they have a key.
10. Absences: the owner or tenant of an apartment, in case of absence, leaving it uninhabited for more than two days, must close the water and gas stopcocks.
11. Advertising and posters: the placement of posters or advertising on facades, terraces and portals is prohibited, except on the panel intended for this purpose, located in the Community Office.
12. Access to roofs: access to the roofs of individuals or their contractors, for antenna installations, air conditioning, etc. is totally prohibited without the authorization of the head of maintenance. They must make an appointment with him. Hours are from 8am to 3pm.
13. Car Parking: cars will be parked in such a way as to allow access for rubbish collection trucks. Parking spaces are reserved primarily for cars. Trailers, caravans etc. are not allowed. Each car will occupy a single parking space. In the case of parking a motorcycle, enough space must be left to park a car or another motorcycle. Car washing is not allowed in the Community.
14. Speed of circulation: Cars´ speed, for the good of all and the safety of passers-by, is limited to 20 km per hour throughout the urbanization. The security barrier will always be lowered to respect this rule.
15. Games: ball games are not allowed, nor are sporting goods taken out onto the lawns, gardens, and common areas.
16. Furniture: it is forbidden to take any type of furniture out onto the lawns, gardens, and common areas, including chairs to sit on.
17. Fires and barbecues: it is not allowed to cook or make fires and barbecues on terraces and gardens to avoid odours and smoke to other residents and the danger of fire.
18. Remodelling work: remodelling work in the apartments is prohibited during the months of July, August and the first fortnight of September to avoid inconveniences and noise that disturb the rest of the residents.
